To guide Bassendean’s evolution of the town centre, the Town has prepared the draft Bassendean Precinct Structure Plan.
The Precinct Structure Plan has been created to support the goals, planning principles, community priorities outlined in the Town of Bassendean’s Local Planning Strategy, and will guide the evolution of the town centre.
The draft document is now available for the community to review and provide feedback. This is your opportunity to have a say on how the Bassendean Precinct may develop over time, including how land is used, how buildings are arranged, and how public spaces and streets connect.
A Precinct Structure Plan is a long-term planning document that guides how an area can change and grow. For the Bassendean precinct, the draft Precinct Structure Plan:
- Sets out a clear framework for future development
- Guides land use, built form, movement, open space and infrastructure
- Builds on earlier planning work and community input
- Helps ensure future development is well planned, coordinated and reflects local values
The Precinct Structure Plan does not approve individual developments. Instead, it provides the rules and direction that future planning decisions will need to follow.
What is the Precinct Structure Plan about?
The draft Precinct Structure Plan focuses on land around the Bassendean and Success Hill train stations, and the surrounding town centre area.
The draft Precinct Structure Plan considers how the area can:
- Support a mix of homes, shops, services and jobs
- Improve walking, cycling and connections to public transport
- Strengthen the character and identity of the area
- Deliver high-quality public spaces and streets
- Manage growth in a way that benefits the whole community.
The draft Bassendean Precinct Structure Plan was endorsed for public advertising in the Ordinary Council Meeting on 24 February 2026.
