Proposed Tavern and Use Not Listed Microbrewery - 73 Old Perth Road, Bassendean (Closed)


The Town has received an application for a proposed Tavern and Use Not Listed (Microbrewery) at the above-mentioned property. A location plan is as follows:

 

 

A brief summary of the application is as follows: 

 The proposed tavern and brewery comprise a bar, lounge and brewing area of 330m2, two alfresco areas with a combined area of 684m2; a staff office and facilities of 37m2.

  • The proposal seeks a maximum occupancy of 335 people onsite at any one time.
  • The proposal includes provision of two onsite food truck parking bays, in lieu of an onsite kitchen for the provision of food.
  • The brewing process is proposed to occur 8am until noon, Monday to Friday.
  • The tavern is proposed to be open from noon until 10pm Sunday to Thursday, and noon until 12am Friday and Saturday.
  • The development proposes 7-onsite vehicle parking bays onsite. This is a 320 vehicle bay shortfall.
  • The application has been supported by an Acoustic report, which has recommended an acoustic barrier (noise wall) along the southern side of the development to mitigate impacts of noise on neighbouring residential properties, this is included in the proposal. This document is being reviewed by Town staff.
  • The application has been supported by a traffic impact statement. This document is being reviewed by Town staff.
